This is a great deal. The address is 658 S. Sycamore, Los Angeles, CA 90036. Rehab repairs 70,000.00. I have looked at the property and driven the comps. The property detail report states the property is a 2 bed 1 bath,1509 square feeet but it is really a 3 bed 1.750 bath. You would need to get the other room permitted but it is already there and so is the closet space. In addition to that the previous owner opened up the attic which now can be used as an office. The garage has been finished in the inside (for the most part) but the exterior and the doors would need to be replaced. Email or call for the lock box code if you are interested.

Here are the comps:
312 Citrus Los Angeles, Ca 3 bed 1.750 bath, 1600 square feet, this is closing this week for just over 900,000.00. I spoke to the agent who gave me this info since it was closing this week. She also stated the property needed a little work. This is the best comp for this property.

947 S. Cloverdale, Los Angeles, CA COe = 1-11-2010, 775,000.00, this property is south of Wilshire and considered less desirable. I went by there and the owner or investor is completely rehabbing the property.

These are the only 2 comparibles I have at the moment the others pulled were in completely different neighborhoods. 920 Cochran is around the corner from 947 S. Cloverdale. I spoke to the agent she is having an open house this week, her house is a 4 bed 2 bath 2000 square feet, listed at 1 million. This house is bigger and has another bedroom.

If you were to add 300 sq feet to the potential flip on 658 S. Sycamore in Hancock Park the comps are coming in about $1,350,000 the highest one I have is at $1,540,000.

So with all you see, do your diligence and MAKE ME AN OFFER!
