 STANDARD SPECIFICATIONS

 

FLOOR FRAMING

  • Sill plates 2x4 or 2x6, .40 Wolmanized pressure treated yellow pine or as per foundation detail.
  • Girders, factory laminated 3 - 2x10's #1 and #2 yellow pine, grade marked, kiln dried, for one story and 4 - 2x12's for two-story models.
  • Floor joist and headers 2x8 #1 and #2 yellow pine, grade marked kiln dried, spaced 16" on center (or 12" on center where required) for 24' and 26' models. 2x10 #1 and #2 yellow pine, grade marked, kiln dried, spaced 16" on center for 28' and over dept models and for the first floor of all two-story models.

SUB FLOORING

EXTERIOR AND INTERIOR WALLS

  • 2x4 studs 16" on center, spruce-pine-fir stud grade, kiln dried.
  • All exterior and interior bearing walls with double top plates and single bottom plates, Interior non-bearing walls double top and single bottom plates. All plates on concrete slab are .40 Wolmanized pressure treated.
  • Wall sheathing; 7/16" Georgia-Pacific Blue Ribbon™ OSB Rated Sheathing or equivalent, factory applied and complies with Federal Spec #LLL-I-535B. Class-E Style 2. Corner bracing not required.
  • Polyethylene .006mm at bottom plates on exterior walls at first floors between studs and wall sheathing and around window openings. #15 felt for exterior walls at corners only, field applied.
  • Interior partitions 2x4 studs 16" on center spruce-pine-fir stud grade, kiln dried headers as engineered for each opening.
  • Deadwood nailers, blocking and cap plates are included. Jack studs and headers for interior door openings, using on end stud and one jack stud.

SIDING AND EXTERIOR TRIM

  • Georgia Pacific Forest Ridge™ or equivalent textured vinyl siding, traditional double 5 inch lap (.042" nominal thickness) and accessories, field applied. Choice of selected colors.
  • Exterior siding corners, trim and J & F channel are furnished in the same color as the soffit and fascia only.
  • Vinyl paintable cathedral open louver window shutters per plan.

SOFFIT SYSTEMS

  • 12" overhang from sheathing or per plan.
  • 2x6 blind fascia board.
  • Georgia Pacific D5 Vinyl vented soffit (.044" nominal thickness). Choice of selected colors.
  • Vinyl fascia furnished in the same color as trim and soffit only.

ROOF SYSTEM

  • Where applicable roof trusses are fabricated on Tee-Lok® Tee-Slot automated tables.
  • Stress top cord: (per Tee-Lok truss detail) 2x4 build-up (2x6's if required) 24" on center, roof pitch as per plan using grade marked, kiln dried, #1 and #2 yellow pine.
  • Web members: #3 yellow pine. All gussets are 20 gauge metal.
  • Rafters: pre-cut soffit end only, (ceiling joists field cut) and sized and spaced per span. #1 and #2 Southern Yellow Pine grade marked, kiln dried.
  • Roof sheathing: 7/16" Georgia-Pacific Blue Ribbon™ OSB Rated Sheathing or equivalent, with ply clips.
  • Shingle over ridge vent.

*Note: Valley flashing and roof edges are not supplied.

GABLE ENDS

  • One-piece gable with studs 24" on center 7/16" Blue Ribbon™ OSB Rated Sheathing or equivalent.
  • Gable projections where applicable, 12" overhang (from wall sheathing) open frame and 2x6 rake board. Factory assembled.

ROOFING

  • Owens/Corning® Supreme or equivalent, fiberglass, 3-tab shingles, class "A" fire rate, with prorated 25 year limited warranty (meets American Society of Testing and Materials Specifications D3018-82, Type1 and D3462-76) over #15 asphalt felt and double starter layer. Valleys formed by interlocking shingles. (No flashing, rain-diverter or drip edge.).

INSULATION

  • Ceiling 9" Owens/Corning® or equivalent fiberglass, Kraft faced R-30
  • Exterior Walls 3-1/2" Owens/Corning® or equivalent fiberglass, Kraft faced R-13. (No insulation for furred walls.).
  • Floor System 6" Owens/Corning® or equivalent fiberglass, Kraft faced R-19. (No insulation for floor of second floor on two-story models.)
  • Wire fasteners for floor insulation.
  • Insulation cardboard stops where required.

NAILS

  • Regular cement coated framing nails and bright finish nails.
  • Roofing, Cornice and deck nails galvanized.

WINDOWS

  • MW® Double Hung TwinSeal® Full Vinyl thermal, new construction windows with full screens.
  • Full jamb weather stripping at head, sill and checkrail. Sash glazed with 5/8" insulated glass.
  • White or Tan finish.
  • Light arrangements per plans.

OR optional

  • MW® Double Hung Freedom Clad™ Exterior wood treated with water-repellent wood preservative and covered with rigid, form-fitting PVC vinyl cladding.
  • White, Sandalwood or Dark Brown Finish.
  • Picture windows, bow windows, bay windows where shown on plans.

EXTERIOR DOORS AND FRAMES

  • Front entrance doors, all service doors, storage room, basement, and exterior exit garage doors are metal clad by Benchmark® or equivalent. Polyurethane cores, magnetic weather stripping, metal sill and bored for locks.
  • All side lights for exterior doors to be Landmark 1-3/4" metal insulated glass per plan.
  • Exterior entrance door frames where shown on plans.
  • Patio doors white aluminum 5/8" tempered insulated glass, single slide, wood frame, brick molding with screens and key lock.
  • Amarr® WeatherGuard™ Plus with DuraSafe or equivalent, raised panels pre-painted steel sectional overhead garage door with standard lights and wood frame. Low headroom brackets for garage doors in basement and lower level when shown, and ceiling is less than 8'0".

STAIRWAYS

  • Finished stairways for split foyer, split level, 1-1/2 story and 2-story models only. "C" grade and better yellow pine, 5/4" skirt boards, routed on closed end stairs, risers and treads. (Oak circle treads where, shown.).
  • Finished stairways and landings include wood beech newels, balusters, white pine railing and accessories as shown on plans.

UNDERLAYMENT

  • 3/8" yellow pine underlayment grade plywood for kitchen, baths and laundry room. Red rosin paper between sub-floor and underlayment.

INTERIOR TRIM AND DOORS:

  • Pre-hung 1-3/8" hardboard primed six-panel Colonist door units with finger joints split jambs and finger-joint colonial white pine applied. (3 hinges).
  • Pre-hung 1-3/8" six-panel Colonist door units with finger joint flat jambs and finger joint colonial white pine trim pattern #WM366 applied one side and field applied other side. All cased openings to have flat jambs.
  • Colonial finger joints white pine casing, pattern #WM366, apron, stool and mullion for wood windows. Wood stool and apron only for aluminum or vinyl windows.
  • Linen closet shelves 3/4 "x11- 1/2 " nosed-edge particleboard with cleats.
  • Base 3 1/4" finger joint colonial white pine, pattern #WM623.
  • Shoe molding white pine for kitchen, bath and stairway when applicable.
  • Trouble door with 3/8" A-Face and C-Face exterior plywood and 2-1/4" colonial white pine finger join casing.
  • Casing for attic access.

FINISHED HARDWARE:

  • E-Z set Mayfair front door handle set.
  • Metal pre-painted adjustable 12" clothes closet shelves, rods and cleats.
  • Exterior cylinder locks keyed alike in polished brass.
  • Polished brass tubular lock for interior doors. Chrome for bath side.
  • Brass fold door pulls.
  • Dull brass finish on door hinges, doorstops and stair rail brackets.
  • Chrome finish bath accessories (5 each bath).

KITCHEN AND BATH CABINETS:

  • Choice of Merillat® Pemberton™ II Finished in Cider, Medium or Frost.
    And
  • Merillat® Milbridge™ II Finished in Cider, Medium or Frost.
  • Prefinished cabinets NKCA approved and certified to meet performance standard test.
  • Ceiling high wall cabinets when shown on plans or per cabinet brochure.
  • Bathroom Vanities Prefinished, per plan, matching kitchen cabinets.
THE FOLLOWING OPTIONAL UPGRADES MAY BE ADDED AT ADDITIONAL COST
 

FLOOR SYSTEM

  • Manufactured floor trusses to increase open area of basement (may not be clear span). Available on selected models only.
  • Georgia-Pacific® Sturd-I-Floor® or equivalent, 23/32" tongue and groove plywood sub floor with exterior glue construction adhesive.
  • Pressure treated wood deck and/or porch per plan. 5/4" x 6" radius edge decking, 4 x 4 - 8' posts, and railing. Steps are not supplied.
  • Full Basement Construction-open stairway and wood railing supplied knocked down (KD).

EXTERIOR AND INTERIOR WALLS

  • 2 x 6 exterior wall studs 16" on center and Owens/Corning® R-19 Kraft-faced fiberglass insulation (house only).
  • Tyvek® HomeWrap®. (Air infiltration barrier) for exterior walls, factory applied.
  • 9' first floor ceiling height in lieu of 8'. Available on selected models only.
  • Additional 12' wide attached garage bay with 9' wide garage door. Available on selected models only.
  • Wood framed exterior fireplace chase with siding

ROOF SYSTEM

ROOFING

SIDING AND EXTERIOR TRIM

  • Southwoods Collection® Pine Plywood Siding or equivalent, 5/8" rough-sawn, RB&B, pine panel siding with 1 1/2" grooves 12" on center, factory applied (on 1st floor only). Wood soffit and fascia.
  • Cedar, 3/4" x 8" bevel cut, rough sawn horizontal lap siding, field applied. Wood soffit and fascia.
  • James Hardiplank® fiber-cement board exterior siding, with 50-year transferable Warranty.
  • Wood fascia, rake board, soffit molding, porch ceiling and boxing per plan available with wood siding and Hardiplank® only.
  • Freeze board and dental molding per plan. Available with wood siding only.

WINDOWS

  • MW® TwinSeal® or Freedom Clad™ casement windows per plan, (not customer's choice).
  • Cedar, 3/4" x 8" bevel cut, rough sawn horizontal lap siding, field applied. Wood soffit and fascia.
  • Low E glass for all windows and patio doors. Low E glass is not available on entrance doors and sidelights.
  • Window grilles; between glass to match window color
  • Windows factory installed in exterior wall panels if feasible.

EXTERIOR DOORS AND FRAMES

  • Metal Adjust-Fit fire door jamb with sill (1 1/2 hour rating). Shipped knocked down.
  • MW® Freedom Clad™ French patio door available when wood exterior clad window option is selected.
  • West solid aluminum thermal sliding patio.

INSULATION

  • Owens/Corning® R-38 ceiling insulation (two layers of R-19).

INTERIOR DOORS AND TRIM

  • Prehung 1 3/8" solid core 6-panel stain grade pine doors and solid stain grade 2 1/4" pine colonial casing.
  • Solid stain grade 3 1/4" pine colonial baseboard.
  • Wood extension jambs and casing for vinyl windows. Available in paint and stain grade. Casing only furnished for half-round, round, or elliptical windows (wood extension jambs are not available).
  • Paint Grade or Solid stain grade 2 1/4" pine colonial casing 4-sides.

FINISH HARDWARE

  • Lever style polished brass interior locksets. Ball style outside and lever style inside keyed locksets supplied for side and rear entrance door.
  • Deadbolt lock for exterior swing doors.

KITCHEN AND BATH CABINETS

  • Merillat® Seneca Ridge™ raised panel arched or cathedral (not customer's choice) oak doors (choice of selected stain colors).
  • Merillat® White Bay™ II raised panel square or arched white laminate doors with selected hardware.
DISCLOSURES
  • Standard Specifications meet minimum requirements for CABO one and two family dwelling code. These general specifications are subject to change without notice and include only these materials specified when all packages are purchased. All options are extra. Five sets of construction plans and details are included. These specifications do not include masonry material of any type, metal flashing, drip edge, rain diverter, metal plinths, wall board, foundation materials, rough plumbing, finish plumbing; rough wiring finishing wiring, termite shield, gutter and downspout, decorative window heads, flower boxes, basement materials, basement stairways, carpet, basement windows, kitchen appliances, range hood, duct and roof cap, bath fan, duct and roof cap, vanity mirrors, yard goods, paint and related items, HVAC, labor or lot improvements. Any excessive materials shipped to builder due to Engineering, Estimating or Shipping error is the property of the Supplier and no credit will be allowed for materials when returned. All plans and specifications must be reviewed with your local building code and zoning officials to insure compliance. Modifications and engineering stamps that are required to meet local codes will result in an extra charge. All plans and specifications must be review by customer or their builder prior to starting of construction.
